Prop Decoder is an AI-powered information service operated by Sierra21 Software Studio that helps UK tenants understand their tenancy agreements in plain English. It identifies potential issues and summarises tenant rights based on the text you provide.

Prop Decoder is not a law firm, solicitor, or regulated legal practice. It does not provide legal advice. Nothing produced by this service constitutes legal advice, and no solicitor-client relationship is created by using this service.

2. Not legal advice — important

All output from Prop Decoder — including decode reports, clause summaries, rights explanations, and any other content — is provided for general information purposes only. It reflects our AI's interpretation of the text you submit and should not be treated as a definitive legal interpretation of your tenancy agreement or your legal position.

Tenancy law is complex, fact-specific, and constantly evolving. You should not make any legal, financial, or practical decisions solely on the basis of our output. We strongly recommend consulting a qualified solicitor, Citizens Advice, or Shelter before taking any action in relation to your tenancy.

Prop Decoder accepts no liability for any loss, damage, or disadvantage arising from reliance on information provided by this service.

3. AI limitations

Our reports are generated by artificial intelligence. AI systems can make errors, misinterpret clauses, miss context, or produce incomplete analysis. Our output should be used as a starting point for understanding your agreement — not as a definitive or complete legal review. If anything in the report concerns you, seek professional advice before acting.

4. Payments

Payments are processed by Paddle.com Market Ltd, who acts as Merchant of Record on behalf of Sierra21 Software Studio. All prices are in GBP and include applicable taxes. You will receive a receipt from Paddle at the email address provided at checkout.

5. Refund policy

We offer a 14-day refund window from the date of purchase, subject to the following conditions:

To request a refund, email hello@decodemylease.com within 14 days of purchase with your order reference. Approved refunds are processed within 5–10 business days via Paddle.

We reserve the right to decline refund requests where we reasonably believe the service has been used in bad faith, including where multiple reports have been generated across different accounts or where the request appears designed to circumvent payment.

You may use Prop Decoder for personal, non-commercial purposes to understand your own tenancy agreements. You may not:

All content on decodemylease.com, including the design, code, guides, and any output methodology, is owned by Sierra21 Software Studio. The text of your decode report is provided for your personal use. You may not reproduce or distribute it commercially without our permission.

8. Limitation of liability

To the fullest extent permitted by law, Sierra21 Software Studio shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of or inability to use this service. Our total liability to you for any claim arising from use of the service shall not exceed the amount you paid for the relevant report.

9. Governing law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Changes to these terms

We may update these terms from time to time. The current version will always be posted on this page with an updated date. Continued use of the service after changes are posted constitutes acceptance of the revised terms.
